			<content:encoded><![CDATA[<p>Most VA mortgage companies have posted positive results in VA loan origination in the first and second quarters of 2010 because VA mortgage rates have declined to record lows.   On Saturday Reuters reported that the thirty-year home loan rates remained at 4.57% for the week ended July 15, matching the prior&#8217;s week&#8217;s all-time low.  This report released by Freddie Mac covers the interest rate for conventional, FHA and VA interst rates.  A year ago, the VA interest rate averaged 5.14%.</p>
<p><strong>2010 is a Great Year for VA Mortgage Lending</strong></p>
<p>On average, <a title="VA mortgage lenders" href="http://www.vahomemortgageloans.org/" target="_blank">VA mortgage lenders</a> added 0.7 of a percentage point in points and fees last week.  The low VA rates have stimulated a pick-up in refinancing, mainly from borrowers who haven&#8217;t already refinanced when rates were similarly low over the past year and those who still have equity in their homes.</p>
<p>Financing for home buying have been hindered, by unemployment and fears of job loss.  &#8220;Over the past month, about four out of five conventional loan applications and more than one-half of FHA and VA loan applications were for <a title="mortgage refinancing" href="http://www.bdnationwidemortgage.com" target="_blank">mortgage refinancing</a>,&#8221; Frank Nothaft, Freddie Mac&#8217;s chief economist, said in a statement.</p>
<p>Reuters indicated that homeowners would save approximately $1,500 in payments each year on a $200,000 loan at <a title="current VA mortgage rates" href="http://www.vahomemortgageloans.org/current-va-mortgage-rates.html" target="_blank">current VA mortgage rates </a>compared with rates last June, he said.</p>

<p>Zillow reported the VA mortgage rates for 30-year fixed home purchase loans at 5.06%.  The 30-year fixed rate home mortgages reported variations by state. Georgia mortgage rates, <a href="http://www.bdnationwidemortgage.com/virginia-mortgage.html">Virginia mortgage rates</a>, and <a href="http://www.bdnationwidemortgage.com/north-carolina-mortgage-rates.html">North Carolina mortgage rates </a>increased the most, from 4.81% to 5.01% in Georgia, from 4.84% to 5.03% in North Carolina, from 4.82% to 5.01% in Virginia. New York mortgage rates (5.12%) were the highest in the country, while <a href="http://www.vamortgagerates.us/index.php/2009/12/california-mortgage-rates-drop-for-va-loans/">VA California mortgage rates </a>(4.88%) were the lowest. For VA, California rates were the most requested among all states.</p>

VA guarantees the loan to lenders and credit is extrended easier than with conforming loans. Military Vets can get financing with 100% home loans. VA mortgage rates continue to be posted at record lows.  40 year fixed VA mortgages have been available for most of 2009 below 5%.</p>
<p><strong>Military Service Requirements for VA Loan Eligibility:</strong></p>
<p>Note:  VA loan applications involving other than honorable discharges will usually require further development by VA.  This is necessary to determine if the service was under other than dishonorable conditions.</p>

<p>With credit tightening and underwriting becoming more difficult, the VA streamline loan option by-passes this for veterans. However, it is in the best interests of any veteran to know what a VA lender should be saying. If a lender tries to say they are the only one qualified to make VA IRRRL loans, they are wrong. 			<content:encoded><![CDATA[<p>VA home loan delinquencies rose significantly last quarter nationwide. Foreclosure filings in the U.S. exceeded 300,000 for the sixth straight month as job losses that boosted the unemployment rate to a 26-year high left many homeowners unable to keep up with their mortgage payments. A total of 358,471 properties received a loan default or auction notice or were seized last month, according to data provider RealtyTrac Inc. That’s up 18% from a year earlier, and down 0.5% from July, the Irvine, Calif.-based company reported. One in 357 households received a filing. Home foreclosures rose from a year earlier as companies cut payrolls by 216,000 workers last month, boosting the U.S. jobless rate to 9.7% according to Labor Department data released last week.</p>
<p>The rise in unemployment is having a bigger impact than an effort by the U.S. government and banks offering <a href="http://www.loanmodificationoutlet.com/">loan modification</a> plans and <a href="http://www.bdnationwidemortgage.com/">refinance loans</a> for delinquent borrowers in an effort to prevent foreclosures, said Morris A. Davis, an assistant real-estate professor at the Wisconsin School of Business. “The foreclosure numbers are largely unemployment related,” Davis, a former Federal Reserve Board economist, said in an interview. “As long as 15 million Americans are unemployed, record foreclosures will continue.” Foreclosures aren’t abating even as demand is returning to the U.S. housing market after a three-year slump. The number of contracts to buy previously owned VA homes rose more than forecast in July and increased for a record sixth consecutive month, while mortgage buyer Freddie Mac said the average price rose 1.7% in the second quarter.</p>
<p>Las Vegas had the highest home foreclosure rate among metropolitan areas with a population of 200,000 or more. One in every 53 households received a notice in August, up 48% t from a year earlier and down 11 percent from July. Also in Nevada, the Reno-Sparks area had the seventh-highest foreclosure rate, with one in 86 households receiving a filing, RealtyTrac said.  California had six metropolitan areas among the top 10. Stockton and Merced ranked 2<sup>nd</sup> and 3rd; Riverside-San Bernardino-Ontario, Vallejo-Fairfield and Modesto were fourth through sixth; and Bakersfield was tenth.  New loan modification legislation is predicted to pass by the end of the month to prevent loan modification fraud, but will that bill inadvertently increase foreclosures because not many law firms and loan modification companies are willing to work for free.</p>
